Model: weighted sum of five 0–100 normalized features. Features are z-scored against a national reference distribution then clipped and rescaled. Weights are elicited priors; a supervised variant using historical cap-rate outcomes is in v1.0 roadmap.

Data sources

    Models & methods

    • Investment score: weighted linear · 5 features · unsupervised weights (v0.4)
    • Rent forecast: Holt exp. smoothing on BLS CPI-Rent · anchored to local ACS median
    • Confidence bands: Gaussian residual σ from national fit · widened by √h
    • Similarity: cosine k-NN in ℝ⁷ · L2-normalized feature vectors
    • Walkability: weighted POI density · category-specific saturation

    Known limitations

    • ACS 5-year estimates lag current market by ~18 months
    • Rent forecast trend proxies national CPI-Rent — assumes local co-movement with national trend
    • Amenity counts from crowdsourced OSM — rural coverage can be sparse
    • Investment weights are hand-tuned priors, not supervised
    • Similarity pool is 60 curated ZIPs — expanding to 30k ZCTAs in v1.0
